Thailand’s Condo market Navigates Shifting Dynamics: A Focus on End-Users and Strategic Sales
Bangkok, Thailand – Thailand’s condominium market is undergoing a significant recalibration, moving away from speculative investment and towards a landscape dominated by genuine end-users and a pragmatic approach to sales. Recent data and insights from leading developer Sansiri, alongside analysis from CBRE Thailand, paint a picture of a market adapting to economic headwinds, post-earthquake recovery, and evolving buyer behavior. This article provides a thorough overview of the current state of the Thai condo market, offering expert analysis and a forward-looking perspective.
A Shift Towards Essential Purchases & Rental Demand
The market has witnessed a clear shift in buyer profiles. Gone are the days of rapid off-plan purchases driven by the promise of quick capital gains. Today’s condo purchases are largely driven by necessity. Units priced between 130,000 to 150,000 baht per square meter – translating to approximately 3-5 million baht per unit – are considered essential home purchases, reflecting a focus on practical living solutions.
This trend is further fueled by increased difficulty in securing mortgages due to stricter lending criteria. As a result, a growing segment of the market consists of investment buyers targeting rental properties, particularly those catering to individuals seeking accommodation near workplaces or in convenient locations. This demand is driven by those unable to qualify for home loans, creating a robust rental market.
the End of Speculation & the Rise of the Genuine Buyer
“Buyers no longer purchase off-plan units for future transfer, while speculators flipping booking contracts vanished before the pandemic,” explains Mr.Samatkom, a representative from sansiri. “Today’s market consists only of genuine end users.” This statement underscores a fundamental change in market dynamics. The speculative bubble that characterized previous years has definitively burst, replaced by a more stable and lasting demand base.
upper-End Market Cools Amidst Economic Uncertainty
While demand remains for luxury condominiums, the upper-end segment is experiencing a slowdown. Many potential buyers in this segment already own properties and are hesitant to make further investments amidst ongoing economic uncertainty. Instead, they are prioritizing upgrades - seeking larger units or more desirable locations – and are willing to wait for optimal market conditions.
This caution is reflected in the data. CBRE Thailand reports a dramatic 82% year-on-year decline in new upper-end condo launches downtown in the second quarter of 2025, with a 78% drop from the previous quarter. Developers, recognizing this trend, are strategically postponing launches and marketing efforts for new high-end projects.
Strategic Development & Long-Term Vision
Despite the current slowdown, leading developers like Sansiri are maintaining a long-term perspective. While postponing immediate launches, construction continues on existing projects. Sansiri is even proactively investing in prime locations – demolishing existing structures in areas like Chidlom and Sarasin – demonstrating a commitment to future development and a strong financial foundation. This proactive approach allows the company to capitalize on future demand recovery.
Navigating the Post-Earthquake Landscape
The earthquake in March 2024 initially caused a temporary dip in sales, particularly for high-rise condominiums. Concerns regarding structural integrity and potential damage led to a shift in preference towards low-rise properties.
Tho, the market demonstrated resilience. Sales rebounded in June, with a notable surge in demand for low-rise condos driven by three key groups: first-time buyers, former high-rise residents seeking safer alternatives, and investors looking to capitalize on the demand for rental properties from those displaced by the earthquake.
By July, high-rise condo sales had largely normalized, with buyers regaining confidence in developers who demonstrated a swift and effective response to the earthquake, prioritizing repairs and showcasing robust construction quality.
Sales performance & a Pragmatic Sales Strategy
Sansiri reported 10.5 billion baht in condo sales for the first six months of 2025, with 7.98 billion baht in the first quarter and 2.54 billion baht in the second quarter. july saw sales reach 2 billion baht.
mr. Samatkom emphasizes a pragmatic sales strategy: “We need to focus on selling. If customers negotiate within acceptable limits, we must sell. There’s no point in resisting. This has been our marketing strategy for sales over the past several months.”
Though, this doesn’t translate to panic selling or deep discounting.Supply remains constrained, preventing a significant price collapse. Rather, the focus is on offering flexible financing options, developer-
